Thank you for visiting the 2007 Fall Auction of Potlatch Minnesota land. This sale includes 24 tracts of land from 10 acres to 175 acres and features properties with waterfront, great locations for homesites and sporting properties for hunting.

Once again, we've worked hard to provide all the information you need in order to locate and understand each of the tracts so you can make a well informed decision.

The format of this sale is a sealed bid auction, meaning that the bids are not disclosed to the other bidders. The actual price of each parcel will be disclosed via email to the bidders after the transactions have closed.

It's an easy, three step process...

  1. Review the properties and get the facts.

    Review this site and the details on each tract of land. Potlatch has greatly enhanced the information from previous auctions making it easier to get all your questions answered. More maps, photos and links to information make it simple to understand each tract. You're encouraged to personally visit each tract that you're interested in. Nothing substitutes for getting on the land and experiencing it first-hand.

  2. Submit your bid online.

    Choose the tracts that interest you and submit your bid on the website. If you wish to increase your bid, you may submit a new bid.

  3. Enjoy your new property.

    If you're the successful bidder on a tract, you'll be notified via email and contacted by phone. Your bid deposit will be secured and you'll receive complete instructions and documentation. Complete Title Services will handle all the closing details for you and, as soon as your transaction is closed, you're free to enjoy your new land purchase.

Important Sale Information

If you bid in the last sale, you'll find this format very familiar. However, there are some significant changes that you should be aware of before you bid. Take a moment to review:

Online Property Details. The online information includes location maps, topography maps, aerial photos, land-based photos, GPS coordinates, descriptions and much more. All of this information will make your research and decision making easier. In addition to the expanded map selection, you may wish to locate the property using a tool like Google Earch, which can provide a lot of contextual information about the property's location. If you don't currently have Google Earth you may download it here or, simply review the maps and photos on the site.

Disclosures and Documents Online. Vacant land disclosures have been provided for each tract of land covering issues such as septic systems, wells and environmental issues. Additionally, the Purchase Agreement and Addendum that will be used for each transaction has been placed online. Just print the disclosures and Purchase Agreement documents and have them reviewed by your attorney, if you choose.

Title Insurance. Make a more confident purchasing decision by reviewing the title to each tract prior to submitting your bid. Just click on Title Commitment on the specific tract page to see the title commitment. The title commitment is the only form of title evidence, no abstract will be provided for the tracts you purchase. We strongly recommend that you purchase Title Insurance for your tract(s) at time of closing.

Closing Coordination. Once again, Complete Title Services (CTS), Baxter MN will coordinate all of the closings for this sale. CTS is affiliated with First American Title, America's largest title company, and will be responsible for receiving and accounting for your funds, providing you with a closing statement and recording your deed with the County Recorder. Most people will choose to close their transaction by mail but you may attend the closing, if you choose.
